Woodland Preserve in Parrish, Florida, is Kolter Homes’ newest 55+ community. Upon completion, this gated boutique community will feature 420 homesites surrounded by nature preserves and picturesque ponds.
Housing options will include homes ranging in size from 2-5 bedrooms with options to add a second story on most models. Home prices will start in the mid $400Ks.

I recently built a house with Kolter Homes in Cresswind at Lakewood Ranch. So, when I found out Kolter was planning a new age-restricted community in Parrish, I couldn’t wait to check it out.
Having worked with Kolter for several years, I’ve helped buyers like you build their dream homes, guiding them through every step of the process.
🛠️Building with Kolter Homes
In my experience of living in a Kolter Home, I have come to appreciate the modern design, the split bedroom floor plans for added privacy, and the elevated ceilings. In addition, some upgrades with other builders are standard features here.

However, with some good, there are things to look out for with Kolter. For instance, you will notice that gutters are not standard.
You have to pay for them as an upgrade. I have had numerous conversations with the VP of Sales with Kolter about this, and they won’t budge.
Additionally, Kolter will not disclose option pricing (for design center appointments) until you are under contract for purchase. Therefore, you will not be aware of the costs for cabinet upgrades, flooring, and other options until approximately two weeks before your design appointment.

My experience at the design center personally and when I have attended appointments with my clients is to expect your upgrades to be roughly 15% of your home’s purchase price.
Representation and Kolter Homes
If you want to investigate on your own before bringing your Realtor, DO NOT register and give them your name and personal information. Should you do that, you have forfeited your right to be represented by an agent should you want to seek guidance and have a partner with you for 13 months during the new construction process.
The sales staff who greet you are employees and represent Kolter Homes (the sales staff are also licensed Realtors). Like all builders, their contracts are one-sided and designed to protect them.
Having sold over 23 homes with Kolter in Cresswind, their contract has specific time frames that you cannot break. In addition, as previously mentioned, their inspection process can be difficult to navigate.
🕵🏻♀️Home Inspections with Kolter Homes
Most builders have a relatively straightforward process for you to have your new construction home privately inspected. Having an independent inspector for your new home is the best money spent on your new investment.
The last thing you want to have happen is unknowingly close on your new home and then afterward find out you have broken roof tiles, for example.
Sorry, but those are not warranted items…meaning you just ate at least $600 before you moved into your home. Replacing concrete roof tiles is not cheap, nor is it easy to find a roofer that will come out to repair just a few.
Should You Get Your New Home Inspected? Know Why Here
Kolter’s process to schedule your home inspection is not simple and, frankly, can be a litte frustrating. They only give you a 5-day window before you close to conduct the inspection. And before you can have the inspection, your inspection company must submit several documents which must be approved prior to the scheduling of the inspection.
While that seems manageable, balancing everything alongside the final walk-through can be stressful. Additionally, securing an appointment with a good inspector during this process is quite challenging. Especially since your closing dates are not set in stone (even when the builder says they are).
On almost all my transactions with Kolter, I have had to step in and help the buyer get through this process. It just isn’t easy doing it alone.

🏘️Floor Plans for Woodland Preserve
*There are two home series based on square footage and the lot size. In total, there are seven floorplans to choose from in Woodland Preserve.*
Cooper Collection at Woodland Preserve
Four floor plans are dedicated to the Cooper Collection. The square footage ranges from 1668 to 2289 square feet. Some of these floor plans offer the option to add a second story.
In addition, some of these homes have an option for a 3rd car garage. Plus, if you want to build a pool, most homesites will allow you to do so.
Eva: 2 Bedroom, 2 Bath + Flex Room. 1,668 SQ FT. The Eva floorplan has an option for an extended lanai or a 4ft garage extension. Some lots may allow you to have both options; it is just going to depend on the depth.
*Laura: 3 Bedroom, 3 Bath + Flex Room. 2129 SQ FT.-Has an option for a 3-Car Garage. The photo gives you an idea of what the kitchen of the Laura floorplan looks like.
*Morgan: 3 Bedroom, 3 Bath + Flex Room. 2289 SQ FT. The Morgan is the largest home in this series. This picture shows the option of having an upper level.
If you are thinking about buying a home with an upper level in a 55+ community keep in mind that they have a tendency to resale at a lesser amount than homes on one level. It has been my experience selling in Del Webb and Cresswind that homes with lofts tend to take longer to sell and sell for less.
Consider building it all on one level if you need a larger home.
Harrison Collection Woodland Preserve Parrish
There are 3 floor plans to choose from in the Harrison Collection.
*Pearl: 3 Bedroom, 3 Bath + Flex Room + 3 Car Garage: 2490 SQ FT
*Sarah: 3 Bedroom, 3.5 Bath, and a flex Room. It is 2776 SQ. FT. and has a Two-Car Garage and a One-Car Split (side load). This is the largest home in this series. Be mindful of additional extensions you add to the home. This will reduce your rear yard. If you decide to put in a pool, you may not get the size of pool you want due to the extensions.
*Rachel: 3 Bedroom, 3.5 bath, plus flex room. 2568 SQ. FT. A Two-Car Garage is standard, but you do have the option to make it a 3 Car. The garage is a side load.
💰HOA Fees Woodland Preserve Parrish
Since the clubhouse and other amenities are not yet available to new residents, your HOA fees for Woodland Preserve in Parrish will initially run between $190 per month. Regardless of the size of the home and lot size that you have, everyone pays the same rate.

However, you can expect those fees to increase once the amenity center is completed.

Amenities can enhance the experience in a 55+ community. They’re great for staying active, socializing, and making life more enjoyable. Plus, when balanced against costs, they do help with resale value.
But, if you don’t think you’ll use them much, it’s worth considering if paying for them is the best choice. In my experience, these fees never go down.
However, I do think that Kolter offers a good balance and value for what they offer.
This neighborhood will not have a restaurant but will offer a food truck plaza. While having a restaurant within a community adds convenience, it often comes at a price. Poorly managed restaurants can lead to additional fees and unexpected assessments for residents.
🛍️Shopping Nearby Woodland Preserve
Shopping near Woodland Preserve is more convenient than ever. Parrish has experienced significant commercial growth over the past five years, with several new shopping centers recently opened and more set to be completed in the coming months.
Creekside Commons: Home to over 30 retail and service providers. This is one of the newest commercial developments in Parrish. Here, you will find Marshalls, Homegoods, Lowes Home Improvement, Aldi, and Crunch Fitness, to name a few. You will also find sit-down restaurants and other self-care establishments.
Market Walk at North River Ranch: This commercial area, anchored by the Publix grocery store, is just being finished. However, several retailers and restaurants have already committed to moving in.
North River Village: Located in Ellenton, You can find TJ Maxx, At Home Store, Dollar Tree, Restaurants, and other service providers.
Ellenton Premium Outlets: This popular outlet mall offers over 130 stores, including popular brands like Coach, Nike, Kate Spade, and Michael Kors.
Parrish is ideally located, just a short drive from Tampa, St. Petersburg, and Sarasota, giving residents easy access to a wide array of shopping, dining, and entertainment options.

The HOA fees are $190 per month. Every home, regardless of the size, will pay the same amount. Since the clubhouse and amenities are not finished, the monthly fees are less. However, once the amenities are completed, expect your HOA fees in Woodland Preserve to increase.
Yes. CDD fees will be collected along with your property taxes. The average yearly fee for CDD in Woodland Preserve is between $2400-$2900 a year. The fee is partially based on the price of your home.
There will be 8 pickleball and 2 bocceball courts, a fitness center, clubhouse and pool. You will also find beautiful walking trails and a dog park.
Yes. Woodland Preserve in Parrish is an age-restricted community. However, if you have college-age children over 19 yrs, they are allowed to live there.
Woodland Preserve to Apollo Beach is 24 miles or roughly a 35-minute drive. Anna Maria Island is 24 miles from Woodland Preserve, and you have several beaches to choose from there.
