😎Del Webb Communities in Parrish, FL
Parrish, Florida has really started to come into its own. What used to be mostly farmland is now one of the fastest-growing areas in Southwest Florida. But don’t worry—it still feels peaceful and relaxed. The roads are lined with mature trees, and the natural beauty of the area is a big part of its appeal.

Plus, it’s in a great location—roughly 30 to 45 minutes from downtown St. Pete, Tampa, and Sarasota, so it’s easy to get to the beach, the airport, or dinner in the city.
As Parrish grows, more new communities are being developed—including several Del Webb neighborhoods. It still feels a little under the radar, which makes it even more appealing.
Parrish has also begun construction on two hospitals, which will eliminate drives longer than 15 minutes.
If you’re looking for a place that offers space, nature, and convenience, Parrish is definitely worth a look.
Del Webb Bayview
Del Webb Bayview is in the northeast pocket of Parrish and covers about 500 acres. The community has approximately 950 homes, including scenic walking trails and preserved green space.

Bayview is just minutes from I-75, offering easy access to Sarasota, St. Petersburg, and Tampa. Shopping, dining, and healthcare are all nearby, making everyday errands simple and convenient.
I like Bayview for the land and how friendly the residents are here. I have dined in the restaurant several times and have always had a good meal, and the staff is super friendly. Everytime I have been here, something is always going on. Residents are very active at this community and I am always greeted with a smile.

Del Webb Bayview is nearing completion. If you are looking right now, you may be able to still find a good lot for building. However, rule of thumb, when a community closes out most of the good locations are gone.
🎉New Del Webb Communities Parrish

Del Webb Sunchase
Del Webb Sunchase is a new community underway in Parrish, near the intersection of State Road 62 and Keen Road. The location is ideal because it is just off a central commercial corridor. However, it is far enough away to avoid road noise, yet close to new shopping centers and dining without the traffic.
The neighborhood spans roughly 427 acres and is planned for nearly 1,000 homes. The layout incorporates a series of lakes and green spaces, creating a peaceful, nature-inspired setting.

Currently, this community is scheduled for single-family homes only. However, that may change as production starts to ramp up. I have seen past Del Webb communities change in offerings if demand changes.

Sunchase is scheduled to open to the public late summer/early fall. Pulte will allow the local Realtor’s a sneak preview before the community open to the public.
The models are currently being constructed. Typically, Pulte will use the sales center of an existing community (Bayview) until the infrastructure is established and the community’s sales center is finished.

Del Webb Explore North River Ranch
Del Webb Explore is a different kind of Del Webb. In fact, Explore is one of only two neighborhoods in the country developed by PulteGroup under its new Del Webb Explore brand.
This is the latest addition to the North River Ranch master-planned community in Parrish. Spanning over 400 acres, the neighborhood will feature walking trails, water features, and green spaces woven throughout. It offers a fresh take on active adult living—bringing Del Webb’s signature lifestyle experience to residents of all ages.

This is one of the first Del Webb communities without age restrictions, appealing to buyers who want social connection, amenities, and low-maintenance living without the limits of a 55+ designation.
Its location near Fort Hamer Road makes it easy to access shopping, restaurants, and healthcare, with Lakewood Ranch, Sarasota, and Tampa all within reach.

📍Del Webb in Lakewood Ranch
There are two Del Webb communities in Lakewood Ranch: Del Webb at Lakewood Ranch and Del Webb Catalina. These two communities are just minutes apart. However, location does make a difference here. Catalina is located near a famous drag strip, and currently, Manatee County has grandfathered the noise there. So, it will be an issue to consider, along with the impacts of future resale values.
Del Webb Lakewood Ranch
Del Webb Lakewood Ranch is located in the far eastern section of Lakewood Ranch, on over 640 acres just off State Road 70. It is surrounded by scenic lakes, preserves, and shaded walking trails.

I have to say, the grounds are impressive here. And the grand clubhouse greets you as you drive through the gates. Grab a cool drink and sit by the large lake that always has a cool breeze.
The location is ideal, but you need to watch out for WHERE you are in the community. St. Rd 70, which is just outside the gates.
Although a new circle is installed in front of the Del Webb entrance to slow traffic, road noise can still be an issue, especially in the front section.
This community is now fully developed, so resales are the only options available.

When completed, there will be over 12 miles of walking trails and sidewalks, providing ample opportunities for outdoor activities and connecting with neighbors.

Drag Strip & Del Webb Catalina
If you’re thinking about Del Webb Catalina, there’s something you might not catch just by browsing listings or driving through the area — the community is located right next to Bradenton Motorsports Park, one of the most active drag strips in Florida.
Now, unless you’re into racing, it’s easy to shrug that off and think it’s just “some noise.” But drag strips are a whole different animal. This isn’t the occasional rev of an engine — we’re talking race cars launching down the track with jet-level decibels.
These engines can hit 120 to 140+ decibels during a run, which is loud enough to rattle windows and drown out conversation, even indoors if you’re close enough.
And it’s not just the noise. Drag racing creates low-frequency vibrations that can travel. When those engines fire up and launch down the track, it creates a kind of rumble that you don’t just hear — you feel. If you’ve never experienced it, imagine the floor subtly shaking beneath your feet and the sound pressing against your chest. That’s what happens when thousands of horsepower take off just beyond your backyard.
So here’s my advice: if you’re considering Del Webb Catalina, swing by on a race day. You’ll get a real sense of what it’s like when the track is live, and whether the excitement energizes you or sends you looking for quieter options.

Tidewater by Del Webb
Tidewater by Del Webb is located in Estero, Florida, just east of I-75 at the intersection of Ben Hill Griffin Parkway and Estero Parkway.

The boutique neighborhood has roughly 380 homesites, with a mix of single-family homes and attached villas. It is the smallest of the Del Webb communities in SW Florida. The neighborhood is just a little over 11 years old.
Although Tidewater is considered a smaller Del Webb, the community’s features will surprise you. Six lakes are interspersed throughout the neighborhood, providing scenic water views. Sidewalks and walking paths connect the homes to the central clubhouse and other amenities, so you are never too far from the fun.

Del Webb Oak Creek-North Fort Myers

Del Webb Oak Creek is situated in North Fort Myers, just off Bayshore Road, approximately a mile west of I-75. The community spans 418 acres, featuring 97 acres of nature preserves and 86 acres of lakes, offering residents scenic views and opportunities for outdoor activities like walking, biking, and jogging
The SW Del Webb neighborhood began construction in 2021, with sales launching in the summer of 2022 and a grand opening held in January 2023.
As of mid-2025, this community is about 3/4 of the way sold out. There are only 2 sections that have not been released for purchase yet. If you are considering a new build, the deadline is coming.
This neighborhood is ideally located just a few miles from grocery stores and other conveniences. In addition, Gulf Coast Town Center, featuring stores like Costco, Super Target, Bass Pro Shops, and HomeGoods, is within a 15-minute drive.

This is Del Webb’s only golf course community in SW Florida. Located in Ave Maria, Florida, approximately 35 miles east of downtown Naples. Within a larger master-planned community, it offers a peaceful setting with easy access to nearby shops, dining, and healthcare facilities.
This community is approximately halfway sold out. Additional sections within the Del Webb have not been released for building.
Del Webb Naples is home to Panther Run Golf Club, an 18-hole championship course designed by Gordon Lewis.
