Del Webb Catalina Lakewood Ranch is the newest Del Webb 2024 in Southwest Florida. With the grand opening in mid-September, Pulte Homes is preparing to open the latest 55+ community.
As someone who has personally built a home in Del Webb at Lakewood Ranch and helped clients build their retirement dream homes, I can’t wait to see what’s new and what added features this neighborhood has.

Del Webb Catalina is a gated, active 55+ community located on the northeastern boundary of Lakewood Ranch (just off of State Rd 64). Sitting on 735 acres, this neighborhood will have 1,300 homes when completed.
The map and community design suggest it resembles the sister community, Del Webb Lakewood Ranch. But…with additional amenities. The original Del Webb in Lakewood Ranch is only 2 miles from Catalina.

There’s a certain excitement in knowing that we were all on this journey together, with a clean slate and a shared enthusiasm for the adventures ahead.
A 55+ communities help ease you into retirement while offering ways to keep you socially and physically active. From fitness centers to art studios, walking trails to group outings, there’s always something to keep you engaged and entertained.
Age-restricted communities are not for everyone. Many think they are full of old people. I personally live in one and have sold many homes to clients that are not 55 yrs old.

What size homes will be available at Del Webb Catalina?
Homes and lot sizes correspond to a series. Pulte typically color coordinates lot sizes with the homes. Home sizes range from 1400 sq ft to 4,000 sq ft.

In other Del Webb neighborhoods, home sizes are traditionally grouped together. For instance, four-unit attached villas will be on the same street as free-standing villas.
Below are the Series and Home sizes for Del Webb Catalina Lakewood Ranch: The base prices do not include the lot price. The lots will vary in price and depend on size, location, and view.
- Vista Series: These are commonly called “The Quads.” Low Maintenance: There are 4 attached units, each with a 2-car Attached Garage. Sizes range from 1,448 to 1,602 Sq ft. Prices start at mid $300s to high $400s.
- Scenic Series: Single-Family Homes on 42′ lots: 1,405-1,602 Sq Ft. Prices start at mid $400’s to high $500’s. (Floorplans include: The Contour, Compass and Hallmark)
- Distinctive Series: Single-Family Homes on 52′ lots: 1,670-2080 Sq Ft. Prices begin at low $500’s to low $700’s (Floorplans include: Prosperity, Mystique, Palmary, Prestige & Mystique Grande)
- Echelon Series: Single-Family Homes on 66′ lots: 2,269-3,970 Sq Ft. Prices range from low $600’s to over $1 Million. (Floorplans; Echelon, Stardom, Stellar, Reverence, Renown, Layton & Layton Grande).
In addition, many of these floorplans will allow you to add an upstairs loft. Just keep in mind that two-level homes in a 55+ community do not have a strong resale value. If you need additional space, building it all on one floor is better.
🏓Amenities at Del Webb Catalina
Del Webb is known throughout the country for its amenity-rich facilities. Although every Del Webb 55+ community differs in what is offered, they consistently have something for everyone. Because Catalina is a brand new community, you will find opportunities to create clubs and meet new friends who enjoy the same activities.
The main clubhouse is currently being constructed, with expected completion in late 2026.
Full-Time Lifestyle Director
What is a Lifestyle Director? The Lifestyle Director wears several hats in a 55+ community. First, they organize social events inside and outside the community. They will also help facilitate new clubs and connect you to residents who already reside in the community.
Since Del Webb Catalina Lakewood Ranch is brand new, the Lifestyle Director is truly the starter of every party. When I first moved into Del Webb, the amenity center wasn’t open, and everyone was new to the neighborhood. Without the Lifestyle Director, meeting new friends would have been much harder.
Pickleball & Tennis at Del Webb Catalina
Pickleball: If you like to play Pickleball or have never played, either way, you are in luck! There will be 12 Pickleball Courts (8 covered and 4 open). Plus, you will also find a Pickleball Facility & Pro Shop. Pickleball is popular and Lakewood Ranch. Many of the neighborhoods play competitively among other communities in Lakewood Ranch.
Regardless of your skill level, you will have clubs and organized lessons to up your game or play socially. With the covered courts, outdoor play, even during summer, is more manageable.
Tennis: Del Webb Catalina will have a tennis facility and 6 courts. As of this writing, I don’t know the court composition. However, the Lakewood Ranch Del Webb consists of Har-Tru, which will most likely be the same.
Grand Clubhouse
Del Webb Catalina’s clubhouse will be an impressive 35,800 Sq. Ft., boasting a state-of-the-art wellness facility and fitness center, golf simulator, and activity rooms. Inside the stately clubhouse, you will find the following:

- Flex Rooms
- Cafe and lounge area
- Arcade
- Golf Simulator
- Art Studio
- Wellness Center
- Fitness Center with Movement Studio
👩🏻🍳What is the Restaurant Fee for Del Webb Catalina?
The restaurant fee for Del Webb Catalina Lakewood Ranch will run between $600 and $700 a year. This fee includes food and beverages (including alcohol). At other Del Webb locations, the system works like a debit card. A homeowner is given a card with the credited amount. This allows you to draw down the funds as needed. However, if you still have money remaining on the card, it will not roll over to next year.
Are Del Webb Neighborhood Restaurants Beneficial?

Having a neighborhood restaurant is like having a built-in social hub at your doorstep. Many of my clients and neighbors love the convenience of driving their golf cart over for a meal or a meet-up with friends without the hassle of fighting traffic.
At Del Webb, the experience is taken up a notch with events coordinated with the restaurant. Whether it’s a themed dinner, wine pairing night, or a cooking class led by the restaurant’s chef. It can be a fun way to meet your neighbors.
👎Cons
However, these restaurants cost money, and sometimes, they can be mismanaged, costing the residents additional fees. For a restaurant to be profitable, it must have enough diners.
Typically, during the neighborhood’s construction phase, Pulte has subsidized the fees. However, once the builder closes out the community, the responsibility is left to the residents.
Overall, many love having the restaurant in the community. But be aware the fees can increase. In addition, even if you won’t use the restaurant fee each year, you are still required to pay it.

Remember that your restaurant (food and beverage) fee is separate from your HOA dues.
Typically, the Del Webb community’s HOA dues vary depending on the lot size. Del Webb Catalina’s HOA fees are paid quarterly and range from $335 to $385 per month.
Will HOA Fees Go Up?
The HOA fees for Del Webb Catalina Lakewood Ranch will be low initially. However, when the amenity center with the large clubhouse is completed, the fees will increase.
During the community-building phase, most builders subsidize the HOA. They want the community to appear well-maintained and affordable so they can sell homes.
Del Webb communities have a formula for providing amenities and managing expenses. Once the builder turns over the community to the residents, will you see fees change?
In my experience of living in a Del Webb community, I did see slight fee increases, but most were due to the cost of living.
Nevertheless, two critical elements in a Del Webb community that significantly impact HOA fees are restaurant management and lawn care.
🤔Can You Buy in Catalina if You are Not 55?
Del Webb does not follow the typical 80/20 rule for 55+ communities in Florida. However, 10% of the owners can be under the age of 55 but have to be at least 45. This is for the entire community. For example, 1,300 homes will be built here; out of that number, 130 homes can be owned by someone younger than 55.

This rule applies to the overall project in Catalina. For example, if the builder sells 130 homes in the first half of the development, then all the remaining homesites must be sold to people at least 55 years old.
This rule will stay unless Pulte amends the covenants to allow additional owners below 55.

Del Webb Catalina will not offer an overnight exploration program. However, you can get a Day Pass to participate in community activities, like Pickleball, art class or enjoy the pool.
The restaurant fee is yearly and collected at the beginning of each year. Currently, it runs between $600 and $750 per year.
Yes, residents can have golf carts inside Del Webb Catalina. Keep in mind if you drive it outside the community it must be plated and street legal.
Yes, the water heater, dryer, cooktop will be gas. If you opt for a pool, natural gas is available as heat.
Yes, the height restriction is 48″ aluminum material. All fences must be HOA approved prior to installation.
The fees will vary depending on your lot size. They will start at $335-$385 per month. Expect them to increase once the large amenity center is opened.
HOA fees will cover the use of the amenity center, including salaries of the staff, such as the lifestyle director. It will also cover mowing, trimming and irrigation of your yard.
