Prosperity Lakes 55+ in Parrish, Florida, is Lennar Homes’ latest active adult community. Situated in a peaceful section of Parrish, Prosperity Lakes offers a variety of homes tailored to fit your needs, from spacious estate homes to cozy, maintenance-free villas. When completed, the active adult section will have 920 homesites.

Prosperity Lakes in Parrish is ideally located, less than an hour’s drive to St. Petersburg or Tampa Airport. Lakewood Ranch is approximately 15 minutes away, and Sarasota is 40 minutes away. Currently, Parrish is the fastest-growing area of Manatee County.
This 55+ community is built around a lifestyle offering opportunities to stay active, engaged, and connected. The amenities are currently under construction.
Even though the amenity center is under construction, the Lifestyle Director is already in place and is actively planning group get-togethers.
I am currently building a home in the 55+ section and want to share with you the Pros and Cons of buying & living in Prosperity Lakes 55+.

⚖️What is Different about Lennar in Parrish?
Lennar offers a different value proposition when building homes; this neighborhood is no exception. The everything-included approach streamlines the construction process and reduces your purchase costs. While some new construction build times can be in excess of 8-10 months, your new home will be finished much earlier.

Although the everything-included approach can speed up the building process, it does not allow you to choose any upgrades. While it keeps your purchase price down, there are trade-offs. For instance, you won’t see 8-foot doors or kitchen backsplashes. In addition, other items will be omitted, such as 4-foot garage extensions.
However, when you compare Prosperity Lakes to a Del Webb, you will see a considerable price difference. Prosperity Lakes will cost less.
Minimal Number of Model Homes
Minimizing costs also means reducing holding costs. It is expensive to build, decorate and maintain model homes for a neighborhood’s build time. As a result, you will not find a large selection of model homes to look at. Most builders have numerous floor plans to walk through. Lennar is moving away from that approach and is concentrating on providing move-in-ready homes.
So, if you are not in Florida and are interested in Prosperity Lakes, you may want to contact a real estate agent to get a virtual tour. You will be able to view the available homes currently in the construction process.
In addition, Lennar is moving towards a paperless transaction. Therefore, getting a printed floor plan or a copy of the covenants will be tough. They do have an active website, and you will find most of the information you need there.
☎️Lennar & Limited Communication During Construction
The saying “you pay for what you get” applies here. I have personally built or represented buyers like yourself with almost every builder in the area. Some have better communication and customer journeys than others.
Keep in mind that when you build, the builder will remind you that you do not own the house yet. I’m not too fond of that mentality because you have a vested interest in the outcome. After all, you do not want to buy someone else’s problem.
Therefore, seeing the home’s building process is essential. Some builders do a great job by providing you with a timeline of cornerstone completions and sending pictures, while others—well, you never hear from them.
Your communication from Lennar is minimal at best. It will be up to you to take an active approach to your building process. I personally have only been contacted once in six months. Otherwise, I have consistently been at the job site, looking for errors and watching the progress.
Like all new construction building processes, you will find errors. The county inspectors will catch some, but others go unnoticed, especially regarding cosmetic issues. Once you close on your new home, those issues become your problems.
✅My advice: If you are building a home in Prosperity Lakes from another state, it is in your best interest to have a Realtor or hire someone to monitor the progress of your home. Unfortunately, my experience is not atypical.
This is my second Lennar property built from the ground up, and both have had the same outcome. I have had no communication from Lennar during the construction unless I initiated it. Therefore, having an advocate to watch your investment is the winning move here.
🏓Amenities in Prosperity Lakes Active Adult
Amenities play a crucial role in the appeal of a 55+ community like Prosperity Lakes. They not only enhance the quality of life but also foster a sense of community and well-being among residents.

Features such as fitness centers, swimming pools, walking trails, and social clubs provide opportunities for physical activity, relaxation, and social engagement, which are vital for maintaining a healthy and active lifestyle.
Furthermore, amenities like pickleball courts, hobby rooms, and on-site dining options offer convenient ways to pursue interests and hobbies without leaving the community.
The amenities at Prosperity Lakes 55+ are currently under construction. When completed, you will find the following:
- Clubhouse with Fitness Center, Group Fitness Room & Gathering Spaces
- Full-Time Lifestyle Director
- Heated Swimming Pool
- Pickleball & Bocce Ball Courts
- Indoor & Outdoor Bar & Grill
- Walking Trails
- Parks
The full-time Lifestyle Director is currently working out of one of the model homes. She takes an active role in planning neighborhood events and social outings. Even though the community center is unfinished, residents can socialize and meet new friends.
👩🏻🍳Lennar: Amenity Center & Restaurant Management-Different
Managing a large amenity center with restaurant facilities can be expensive. Most communities entrust this enormous responsibility to a professional HOA company.
How well your clubhouse and other amenities are managed and maintained can impact not only your quality of use but also your resale value.
Homeowner Associations (HOAs) are responsible for maintaining common areas, enforcing community rules, and managing amenities like pools, parks, and clubhouses to ensure the neighborhood remains attractive and functional.
While they can handle routine tasks like landscaping and maintenance, many HOAs need more expertise to manage complex operations, such as community restaurants.
Running a restaurant requires specialized knowledge in hospitality, finance, and staffing, which typically falls outside the scope of an HOA’s capabilities. I have seen neighborhoods such as Del Webb lose money while the HOA controls the restaurant. Afterward, the residents are left to pick up the pieces.
This is where Lennar is different. Lennar sells the amenity center and restaurant to a facility management company. The result is minimal start-up headaches, reduced deficits, and less frustration. I saw this at Lakewood National and Lorraine Lakes in Lakewood Ranch.
I don’t know if Lennar does this nationally, but in Lakewood Ranch and Parrish, this is the procedure.
Pros:
When the builder turns the community over, the homeowners do not inherit a potential financial headache. In my experience, the facilities management is efficient, and the clubhouse & other amenities are well maintained. Plus, the quality of the kitchen staff and menu is excellent.
Cons:
The residents/homeowners do not own the amenities. Although you do have input, they are owned and managed by a third party. Keep in mind that third party has a vested interest in being successful; after all, this is a business.
💰HOA Fees for Prosperity Lakes 55+
At Prosperity Lakes Active Adult section, you have two associations. The master association and single-family or villa.
Everyone pays into the master association. Currently, the fee is $60 a month. The master association is responsible for maintaining the entrance, common areas, and insurance.
Single-Family: $169.00 per month. This will cover lawn maintenance and irrigation. When the amenity center is complete, your dues will also include using those facilities.
Villas: $400 per month. This monthly HOA fee covers the exterior maintenance of the villa, including the roof. Plus, the villa area is gated and also has lawn maintenance and irrigation. Villa owners also have access to all the amenities.
Once the amenity center is finished, expect the dues to increase. Lower fees are typical when a community is new and the amenities are not completed.
🏘️Prosperity Lakes Active Adult Floor Plans
The 55+ section of Prosperity Lakes offers 3 home collections for a total of 10 different floor plans. In addition to the single-family homes, there are 2 available floor plans for the villas.
Active Adult Estate Series
The Active Adult Estate Series features four floor plans. Not only are the Estate Series the largest homes, but the homesites are also bigger. Located on one level, the estate series ranges from approximately 2,200 sq ft to over 2,700 sq ft.
The kitchens have also been upgraded to feature painted wood cabinetry, quartz countertops, an in-wall microwave, and an oven.
The following are the listed floor plans for the Estate Series:
- Argent: 2 Bedrooms, 2.5 Baths, Den or Flexroom, 2 Car-Attached Garage. 2,216 Sq. Ft.
- Halos: 3 Bedrooms, 2.5 Baths, Den or Flexroom, 2 Car-Attached Garage. 2,350 Sq. Ft.
- Eventide: 3 Bedrooms, 3 Baths, Den or Flexroom,3 Car-Attached Garage. 2,611 Sq. Ft.
- Daybreak: 3 Bedrooms, 3 Baths, Den or Flexroom, 3 Car-Attached Garage. 2,775 Sq. Ft.
Active Adult Manors
In this collection, you will find 5 different floor plans to choose from. Ranging in size from 1,683 Sq. Ft. to over 2,400 Sq. Ft.
The kitchens feature quartz countertops, wood cabinetry and a gas stove. Although the Active Adult Manor floor plans in Prosperity Lakes are a little smaller than the Estate Series, all have a great design and offer plenty of storage.
Active Adult Manors Floor Plans:
- Morningtide: 2 Bedrooms, 2 Baths, Den or Flexroom, 2 Car-Attached Garage. 1,683 Sq. Ft.
- Splendor: 2 Bedrooms, 2 Baths, Den or Flexroom, 2 Car-Attached Garage. 1,783 Sq. Ft.
- Sunburst: 2 Bedrooms, 2 Baths, Den or Flexroom, 2 Car-Attached Garage. 1,959 Sq. Ft.
- Dawning: 3 Bedrooms, 2.5 Baths, Den or Flexroom, 3 Car-Attached Garage. 2141 Sq. Ft.
- Meridian: 3 Bedrooms, 3 Baths, Den or Flexroom, 2 Car-Attached Garage. 2,366 Sq. Ft.
Villa Series at Prosperity Lakes Active Adult
Currently, the villas section is the only gated area inside this 55+ community. The maintenance fees for the villas also cover the exterior maintenance, such as painting and roof repair/replacement.
Although the villas are gated, they are considered part of Prosperity Lakes and enjoy the amenities and other features of the community.
The Malibu floor plan has 2 bedrooms + flex room, 2 baths, and 1,486 Sq. ft. This is a well-designed villa efficiently maximizes space. The features found in the villas are similar to those of the Manors Floor Plans except for natural gas. The villas are all electric.
🛍️Shopping Nearby Prosperity Lakes 55+
Although Prosperity Lakes is tucked away in a quiet location in Parrish, you don’t have to drive far for groceries, restaurants, or retail shops. Parrish, Florida, is growing! Once a sleepy town between Tampa and Sarasota, Parrish has seen a boom in the housing and retail markets.
So if you need a quick trip to the grocery, don’t fee like cooking or need some retail therapy, you will find it in Parrish.
New Commercial Developments in Parrish
- Creekside Commons Shopping Center: Located on US 301, this complex features big-box retail stores such as Lowes Home Improvement, Home Goods, Marshalls, Pilates, Crunch Fitness, Ultra Beauty, and Aldi. It also features several sit-down restaurants and smaller retail services.
- Market Walk at North River Ranch: The new Publix is open at the center. This is one of Publix’s free-standing stores with over 48,000 sq ft of shopping and an open courtyard. Since Market Walk is nearing completion, new retail and dining options will come soon.
🏥Hospitals Near Parrish
Two hospitals are slated for the Parrish area. Two have broken ground, and one will start with an emergency room.
HCA Florida Healthcare: The planned 13,950 square foot facility will have 11 exam rooms and a lab to provide emergency services for adults and children.
BayCare Hospital Manatee: This will be a 154-bed facility and a 45,000 sq ft medical arts building. Services will include general, orthopedic, and specialty surgery, urology, gastroenterology, cardiology, diagnostic and interventional imaging, emergency care, obstetrics, and neonatology.
📍Homes for Sale Prosperity Lakes Active Adult Community
Yes. Currently, the Villas pay approximately $123.56 per year. The single family homes pay about $350 per year.
Prosperity Lakes has a non-age-restricted area as well as an active adult 55+ section. The 55+ section of Prosperity Lakes is known as Prosperity Lakes Active Adult.
One owner has to be at least 55 years old to purchase in the Active Adult section of Prosperity Lakes.
No. Lennar’s approach, “everything is included” to construction, does not allow you to upgrade or select options at a design center.
There are 2 associations for Prosperity Lakes. A master association and a single-family or villa. The Master Association is approximately $65 per month. The single-family HOA fees are $180 a month and the villa HOA fees are $500 a month. The villa HOA maintains the exterior of each villa, including the roof. When the amenities are finished, expect the dues to increase.
