When my husband and I moved to the Sarasota/Bradenton area over 10 years ago, he was shocked. 

We had lived in the heart of Miami—where everything moves fast, and there’s always something happening.

Then suddenly, we found ourselves on the outskirts of Lakewood Ranch (in Del Webb), surrounded by open fields and quiet roads.

Back then, Lakewood Ranch was a quieter, more rural community, similar to Parrish today. 

Fast forward to now, and Parrish is following the same path, transforming with new 55+ communities, town centers, shopping, and dining.

I am looking forward to living there. We just bought into a 55+ community in Parrish, which means we’re once again “moving to the country”—at least for now! 

But if history is any indicator, this won’t be “the country” for long. 

So, if you’re looking for a place with room to grow, now might be the perfect time to get in before everyone else does!

Here is the list of 55+ Communities in Parrish, Florida.  These are in no particular order.  

However, I will provide insight into these neighborhoods, as I have represented buyers who bought existing homes or built new ones.

A Word of Caution….If you are interested in new construction but want to explore the communities without your Realtor, do NOT register with the builder…Filling out a form with your contact information Negates your right to representation at a later date.

Although new construction looks easy and fun, building a home comes with challenges. In approximately 98% of my new construction relationships, I have had to advocate for my clients and press the builder to follow through or do the right thing. 

❌ DO NOT register with a builder without your Realtor.

✅ Realtors working for builders represent the builder—not you.

✅ In Florida, dual representation is legal, so it’s critical to have a Realtor on your side.

‼️In some states, it would be illegal for one Realtor to represent the buyer & seller. But in Florida, it is allowed.

My intent is not to scare you but to inform you.  Most consumers do not understand how builders work. They typically find out later that they could have had someone represent them, provided no information was given during an innocent discovery trip.

🏡Small 55+ Community Parrish

Woodland Preserve Is Kolter’s newest 55+ community in Manatee County. You may know Kolter from Cresswind at Lakewood Ranch. This community is similar to Cresswind, but there are differences.

This neighborhood is surrounded by beautiful, protected nature preserves. A couple of my buyers were drawn to the peaceful setting—perfect for an active lifestyle—while still being close to great dining and entertainment

With only 420 homesites, Woodland Preserve is the smallest age-restricted neighborhood in Parrish. However, this boutique community doesn’t disappoint in terms of home floorplans, options, and amenities.

In total, there are 7 different floorplans to choose from and 100’s of options.  Most of these homes do have a second-story option.  Sizes range from 1668 sq ft to over 2300 sq ft.

Private Pools

Will you be able to build a pool? Yes, the majority of the homesites will accommodate a pool.

However, this is going to depend on what structural options you select.  For instance, if you select the largest home, add a 3rd car garage, and extend the lanai plus the living areas, you may run out of room for a pool. 

Plus, keep in mind that pools in Florida help sell houses (think about resale). But, small “spools” are almost as expensive to build as a larger pool. The initial cost is in the design, permitting, and digging the hole.

Amenities for Woodland Preserve

The clubhouse is under construction and will be completed in early 2026.

Just because the community is small doesn’t mean it lacks amenities. There will be a clubhouse with a full gym, gathering areas, and a kitchen for residents’ get-togethers.  

Outside is a resort-style pool,  8 Pickleball Courts, and Bocce ball. You will also find walking trails and an organic farm next door.

🏘️Larger 55+ Communities in Parrish

Del Webb Bayview Clubhouse

Larger 55+ communities in Parrish typically have over 800 homesites, with most ranging from 900 to 1,400. While that may sound like a lot, these communities are thoughtfully designed with plenty of green space, so you never feel crowded.

The size really comes down to visiting the various communities and driving through them to determine whether they are the right fit for you.

Both Del Webb and Prosperity Lakes have a Lifestyle Director to organize group events and entertainment.


🏅Prosperity Lakes 55+

Prosperity Lakes Parrish is Lennar’s latest development. When completed, it will have slightly over 920 homesites.  

Ok, this is going to sound a little confusing, but there is Prosperity Lakes in Parrish, which is a Non-age-restricted neighborhood. And there is a Prosperity Lakes which is a 55+ known as “The Manor”.

The communities are adjacent to each other. But each has its entrance.

There are 10 different floorplans to choose from.  Sizes range from 1683 sq ft to 2700 sq ft.  

Here, you cannot build and select design options, such as tile color, countertops, etc. Lennar tries to decrease costs by offering an “everything included” approach to building.

In addition, there are no model homes available to tour. However, Lennar is building numerous floor plans, so you can see what the house will look like by walking through it. 

Out of the three Active Adult Communities in Parrish, Prosperity Lakes is the least expensive.

Although it may be less expensive than Woodland Preserve or Del Webb Bayview, the community’s grounds are being maintained as part of the HOA Fees.

Private Pools & Prosperity Lakes

Can you build a pool in Prosperity Lakes? Maybe, but it will depend on the lot size. Not all lots can accommodate a pool, so you must investigate this.

Villa Options

Villa options are available if you want the convenience of a lock and leave it.  These attached properties have a 2-car garage and a nice-sized lanai.  The association covers maintenance.

55+ Communities in Parrish, Villas

The villa area is gated from the remaining community but still shares all the amenities. 

Amenities at Prosperity Lakes

Lennar is known for building communities with impressive amenities, and this one will not disappoint.   The clubhouse will include a spacious gym, gathering rooms, a kitchen, and a cage.

Outside, there is a restaurant beside the large pool, so you can eat outside or grab a drink while relaxing by the pool.

The pickleball courts are set away from the homes so residents can enjoy playing while not disturbing their neighbors. 


🏵️Del Webb Bayview

55+ Communities in Parrish Del Webb Bayview

Del Webb Bayview is almost completed. Construction on this community started in 2022 and will be nearing completion in 2025. It includes approximately 950 homes, walking trails, and protected nature preserves.

Your options for building a new home here are few as Pulte is wrapping up the community.

There are 12 different single-family floor plans and 2 villa designs. The homes range from 1405 to 3361 square feet, and the villas are 1533 to 1579 square feet.

Is there room for a private pool at Del Webb Bayview? The answer is most likely yes. Of course, this will depend on the home’s footprint and the lot’s size. However, I have seen numerous homes with pools throughout Bayview.

There are 2 villa options at Del Webb Bayview. These are attaching units with two-car garages ranging in size from 1533 sq ft to 1579 sq ft.

Like many of the 55+ Communities in Parrish, Del Webb offers an active lifestyle. You can stay engaged by meeting friends, playing pickleball, or having dinner at the restaurant.

The clubhouse has several meeting areas, an art room, and a gym with a group fitness room.  

Outside is a resistance pool, a resort-style pool, and an outdoor theater area.  You will also find the indoor/outdoor restaurant with a complete bar.
